When we met Pat & Ray, they were planning a move to another city to be closer to family and had already placed an offer on their next home. We had a very short time frame to get a result but luckily, Pat & Ray were already prepared and had their home looking beautiful when we met them.
The Campaign
After discussing the different options, it was decided to go with a short auction campaign. The aim was to find a cash buyer within a short time frame, which, if successful would mean they could secure their new property. The auction campaign ran over three weeks which gave us one further week of a priced campaign until the deadline.
Most buyers get their own independent building inspection, but because this was a plaster home, our sellers organised to get their own building inspection carried out to help with the sale and to give buyers the confidence to carry out their own due diligence. This showed up an area of concern, but much to the credit of our sellers, they acted quickly and got everything rectified as soon as possible but it did mean that we had to cancel our second weekend of open homes.
The Deal
During our first open home, we met the prospective buyers. They had looked at other properties for sale in the complex but took a liking to Pat & Ray’s home. They had a property to sell so that meant that they couldn’t bid at the auction. Luckily for them, there were no buyers who bid at Auction so we moved to By Negotiation. Our buyers made an offer on the property subject to the sale of their home, and we found the perfect buyer for that property within a day too!
