Every property has a story… here is The Sold Story for 11b Mollyhawk Rise, Arkles Bay.

Our sellers were recommended to contact us through our extensive Harcourts Network and we were only too happy to help!  The goal was to move up north to be closer to family, achieve a good price and within a certain time frame.

The Campaign
Our sellers had recently renovated their home and they mastered the presentation!  This, of course, made our job a bit easier as first impressions can play a huge part when selling.  Sitting on a cross-lease section, the LIM Report identified a few retaining walls didn’t have consent.  Upon speaking with Auckland Council and some quick work from our sellers, it turned out to be an administrative error and was rectified pretty swiftly!

The marketing campaign involved professional day photography, drone footage and property video.  We boosted the property video throughout Facebook, ran advertising on Instagram as well using Trade Me, Realestate.co.nz and Harcourts.co.nz as well as some 1/4 page newspaper adverts in the Real Estate Outlook.

The Process
Due to the time frame, style of property and price range it was agreed to go through the auction process, holding an onsite auction on Sunday.  With no buyers in a position to bid and make an unconditional offer on auction day, we stepped into the next phase and priced the property in accordance with buyer feedback and our sellers price expectations.

The Deal
We received a conditional offer 11 days after the auction and went unconditional in time for Christmas with a settlement in the first week back in the New Year.

The Outcome
Our first time sellers and first home buyer were extremely happy with the outcome and were able to start fresh for 2019!
