What is Property Files?
Property Files is a file hosting service for information on properties for sale. Buyers use these reports to get additional information on a property they are interested in by registering their name, phone number and email address on the form. Once they do this they are automatically emailed documents relating to the property.
What attracted you to the Property Files service?
The way we access information has changed in the digital age and I know that a lot of my buyers (especially the younger ones) want property information on the spot once they’ve requested it. Property Files does that by giving purchasers immediate access to files such as LIM reports, rental appraisal documents, floor plans and more.
As an agent it benefits me too, as once someone registers for the Property Files, I receive an email and I am able to capture their details in my database. It essentially turns the process of obtaining customer details on its head, as they come to me and I am able to grow my database organically.
What advantages does Property Files offer?
The level of reporting and visibility is a big advantage to me. In the vendor report I can not only see how many people are viewing each property listing, but how many people click through to Property Files and then how many actually downloaded them. This is a great way of measuring conversions from enquiry to action.
The reporting shows me who has showed a real interest in the property and who I should follow up with to gauge their interest.
How does offering Property Files enhance your customer service to buyers?
One of the biggest issues we grapple with these days is a lack of time, and no one has the capacity to spend hours hunting for, and requesting, property information. The breadth of information in the files gives buyers all they need to decide whether to put a property on their consideration list. There are some extra benefits as well for prospective purchasers; they can use the information in the Property Files to send to their bank to pre-qualify for finance.
How does Property Files help you from a time and admin-saving perspective?
It really helps us with our real estate compliance and makes life much simpler in terms of administration. With the Property Files you can also send out the Real Estate Institute Guides that we are legally obliged to send potential buyers, plus you capture agreement to any disclaimers, which is all saved electronically and is auditable. What this means for me as a salesperson is that I know the admin and legal side is taken care of, which leaves me more time to market my properties and meet with potential buyers.
Plus the Property Files system is so simple and intuitive to use that uploading documents and getting a property set up in the system is easy.
